Prices have ranged from $870,000 for a compact 2-bed unit up to $7,250,000 for a waterfront property on Point Grey Road, with a median sale price of $1,430,000 (or $1,381,200 excluding the Point Grey Road outliers) and a typical price per square foot around $1,131. Homes are moving fast, with a median of just 11 days on market, and roughly 30% of listings (14 of 47) sold above asking — sellers are landing close to full value, with sales averaging about 99% of list price. Two-bedroom layouts dominate the market, accounting for 32 of the 47 sales, reflecting Kitsilano’s continued draw for downsizers and small families looking for house-like living without the price tag of a detached home.
